Marin is mostly single-family housing. According to the 2019–2023 American Community Survey:

In most of unincorporated Marin, single-unit homes make up 90% or more of the housing. Marin City is the exception, at about one-third.
The common property types vary by area:
- San Rafael and Novato: postwar ranch homes and tract subdivisions.
- Lucas Valley and Terra Linda (San Rafael): mid-century Eichler homes.
- Mill Valley, Sausalito, Fairfax and San Anselmo: hillside cottages and craftsman homes.
- Sausalito: floating homes, many of them along Richardson Bay.
- Belvedere and Tiburon: waterfront and view estates.
- West Marin: rural parcels, many on septic systems.
