How Expensive is Marin County?

Marin County is one of the most expensive housing markets in the United States*. In the latest data for September 2026, the median single-family home sold for about $1,750,000, at roughly $926.88 per square foot, according to Bay Area MLS data.

Prices vary widely by town:

  • Belvedere, Ross and Tiburon: routinely see medians well above $4,000,000.
  • Mill Valley, Kentfield and Larkspur: have averaged $2,610,000 since January 2026.
  • Novato and San Rafael: generally offer the county’s most affordable single-family homes, with an average of around $ 1,437,500 since January 2026.

The cost of living is high beyond housing. Property taxes start at about 1% of the purchase price plus local assessments. Insurance has become more expensive and harder to obtain in high-fire-risk areas.

Several forces keep prices elevated: limited buildable land, restrictive zoning, highly rated schools, proximity to San Francisco jobs, and a population of long-term owners who rarely sell.
